<p>None of these homes are in the <strong>Gainesville Real Estate market</strong>, however, I thought it would be cool to preview the most expensive NFL star&#8217;s homes that were on the market during the past year. </p>
<p>Kicking off the list at number 5 Walter Jones with a three-point five million dollar mansion on the market. If you&#8217;re looking for a home with room to toss around the pigskin, the former Seattle Seahawks lineman&#8217;s Huntsville, Alabama mansion might be for you as its own full-size football field.</p>
<p>Coming in at number four is grocery store stock boy turned NFL quarterback Kurt Warner, who was MVP of Super Bowl Thirty-Four, just listed his Paradise Valley, Arizona luxury home for four-point ninety nine million dollars.</p>
<p>We&#8217;re getting into the red zone, folks. Here are the Top 3 most expensive homes of past Super Bowl greats.</p>
<p>At number three with close to seven million dollar home is defensive end Michael Strahan, whose career highlight included helping the Giants defeat the then-undefeated New England Patriots in Super Bowl Forty-Two. </p>
<p>Coming in at second place is Troy Aikman, the former Dallas Cowboys quarterback. He listed his eleven-thousand, five hundred-square-foot Dallas mansion for twenty-four million dollars. </p>
<p>And the NFL superbowl player with the house that tops the chart with the most expensive house on the market? That would be the legendary quarterback and former San Francisco 49ers and Kansas City Chiefs, Joe Montana with a thirty-five million dollar Napa Valley, California home. He&#8217;s &#8220;Joe Cool&#8221; on the field, so he&#8217;ll hopefully be able to stand the real estate pressure as he waits for his five-hundred acre property to sell. As a realtor in the <strong><a href="http://www.gainesvillehomesforsale.com" title="Gainesville Homes For Sale">Gainesville real estate</a></strong> market, selling one of these babies would be fun and the commission would be enough to retire on.  </p>

The numbers tell the story. The Gainesville Florida Homes Market Report shows that closed sales rose from only 97 in October 2011 to 109 in November and 195 in December. In 2011, total homes sold for the Gainesville area reached 2,071 with 84 percent of these homes priced below $250,000. Buyers could also be swayed by rising rental rates in the area. </span><span style="font-size: 11.0pt; line-height: 115%; font-family: &quot;Calibri&quot;,&quot;sans-serif&quot;; mso-ascii-theme-font: minor-latin; mso-fareast-font-family: Calibri; mso-fareast-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; mso-bidi-font-family: &quot;Times New Roman&quot;; mso-bidi-theme-font: minor-bidi; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA;"><a href="http://www.apartmentfinder.com/Florida/Gainesville"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin; background: white;">Gainesville apartments</span></a></span><span style="font-size: 11.0pt; line-height: 115%; font-family: &quot;Calibri&quot;,&quot;sans-serif&quot;; mso-ascii-theme-font: minor-latin; mso-fareast-font-family: Calibri; mso-fareast-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; mso-bidi-theme-font: minor-latin; color: #333333; background: white; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA;"> saw an upswing of $130 a month in 2011 and this rising rate could only push those who are on the fence onto the buying side. </span><span style="font-size: 11.0pt; line-height: 115%; font-family: &quot;Calibri&quot;,&quot;sans-serif&quot;; mso-ascii-theme-font: minor-latin; mso-fareast-font-family: Calibri; mso-fareast-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; mso-bidi-theme-font: minor-latin; color: #333333; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA;"></p>
<p> <span style="background: white;">The average price for Gainesville residential home sales was placed at $116,000 between October and December 2011. This represents a 23 percent price drop compared to the same period in 2010. However, the last quarter was particularly encouraging in terms of how quickly home listings went to closing. In October, it took an average of 179 days to sell a home. By November, the average dropped to 159 days. In December 2011, Gainesville homes for sale were averaging only 96 days on the market. While these numbers are nowhere near as frenzied as the days when home flipping was the norm, they augur well for 2012 real estate sales.</span></p>
<p> <span style="background: white;">Renewed activity in Gainesville real estate can be attributed to investors and bargain-hunters seeking to invest in Alachua County&rsquo;s largest city. The presence of the University of Florida has served to prop up Gainesville&rsquo;s local economy even while the rest of state suffered. Student housing has always been a bright spot for the Gainesville real estate market.</span></p>
<p> <span style="background: white;">This early in 2012, inventories of resale homes </span></span><span style="font-size: 11.0pt; line-height: 115%; font-family: &quot;Calibri&quot;,&quot;sans-serif&quot;; mso-ascii-theme-font: minor-latin; mso-fareast-font-family: Calibri; mso-fareast-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; mso-bidi-font-family: &quot;Times New Roman&quot;; mso-bidi-theme-font: minor-bidi; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA;"><a href="http://www.city-data.com/city/Gainesville-Florida.html"><span style="mso-bidi-font-family: Calibri; mso-bidi-theme-font: minor-latin; background: white;">have declined</span></a></span><span style="font-size: 11.0pt; line-height: 115%; font-family: &quot;Calibri&quot;,&quot;sans-serif&quot;; mso-ascii-theme-font: minor-latin; mso-fareast-font-family: Calibri; mso-fareast-theme-font: minor-latin; mso-hansi-theme-font: minor-latin; mso-bidi-theme-font: minor-latin; color: #333333; background: white; mso-ansi-language: EN-US; mso-fareast-language: EN-US; mso-bidi-language: AR-SA;"> by 23 percent compared to December 2011. Home prices are up 33 percent to $120,000 compared to $81,000 in December. Real estate professionals expect distressed properties in Gainesville to add to inventories as homes stuck in the foreclosure fiasco enter the pipeline as short sales or foreclosures. This can only whet buyer interest as there are definitely bargains to be had in short sale or foreclosure transactions.&#8221;</span></p>

<p class="MsoNoSpacing">Improve curb appeal: You can achieve this in various ways.  First, you can simply fill in empty spaces and add some drought resistant plants or shrubs to your landscaping.  Additionally, some flowers or potted plants near the front entrance can make a great first impression.  Adding a tree for additional shade and patching up a worn out lawn can work miracles to draw buyers in.</p>
<p class="MsoNoSpacing">Space &amp; Cleanliness: There is nothing worse to a buyer than a cluttered or unclean home.  Take the time to remove unnecessary items from your closets, clean out the garage or carport, remove clutter or toys from the living areas, and make your floors shine!  Your home needs to be staged in such a way that your buyers can visualize themselves living there.  The way that you decorate your walls and ceilings will also affect how your buyers perceive open space.</p>
<p class="MsoNoSpacing">Aim for an earthy appearance: Many buyers appreciate materials and paint colors that tend to have more of an earthy appeal.  Each room will be different, so be sure to choose wisely.  Also, consider using ceramic tiles or wood flooring instead of carpets or linoleum.  Tiles in both the bathroom and/or kitchen could also make a huge difference.</p>

There is a nice one that I pass in Alachua, Florida that seems to have a wide selection and draws quite a crowd. I normally do not get involved in carving pumpkins and know very little about this custom. So I did a little research to find out more about this autumn activity and thought I would pass it on to you in way of a blog post. It seems that Jack-o&#8217;-lanterns are a staple come October, and carving pumpkins is a favorite autumn activity. Seems like overnight, pumpkin patches sprout throughout our <strong>Gainesville</strong> area communities. Each year, we spend an evening fashioning faces onto various pumpkins—a somewhat silly task, if you really think about it. So why do we slice &#8216;n&#8217; dice these gourds—and just who is this Jack fellow anyway? As is true with many Halloween customs, the jack-o&#8217;-lantern as we know it stems from an old Irish tradition. In fact, many of our Halloween customs have Irish ties, due in large part to the influx of Irish immigrants during the Irish Potato Famine of the 1840s. Back in Ireland, it was common practice to carve lanterns from vegetables—especially turnips. In fact, early jack-o&#8217;-lanterns were actually turnips—not pumpkins—carved with scary faces to ward off wandering spirits. Once the tradition reached America, the larger, easier-to-carve pumpkin became the norm for jack-o&#8217;-lantern making.<br />
Going back even further, we find the legend of Stingy Jack, a greedy soul who tricked the Devil one too many times. In one version of this old folktale, Jack convinces the Devil to climb a tree and gather some fruit. Thinking he&#8217;s outsmarted the Devil, Jack carves a cross into the tree&#8217;s trunk, trapping the Devil in its limbs. Jack agrees to free the Devil under the condition that the Devil spares Jack&#8217;s soul. Time passed, and when Jack died, he learned that his unscrupulous life denied him entrance to Heaven. And because the Devil promised to reject his soul, Jack was left to roam the earth. As a parting gift, the Devil mockingly gave Jack a piece of coal with which Jack made his ever-popular lantern.<br />
The practice of carving jack-o&#8217;-lanterns originated in Ireland and Scotland as a way to ward off wandering spirits like the dreaded Jack the Lantern. I imagine the original jack-o&#8217;-lantern didn&#8217;t cast as big of a smile as ours do today. So now you have the rest of the story. As you travel this fall throughout the Gainesville and Alachua county area and observe the different Jack-o-Lanterns, you know the history. </p>

<p>Types of Bankruptcy<br />
A Chapter 13 bankruptcy filing, sometimes referred to as reorganization, does not discharge your obligations. It does allow you to work out a plan for paying off debts in amounts and timeframes that you can manage.</p>
<p>&#8220;Chapter 13 is designed to provide a solution for people who have suffered a short-term financial challenge due to a job loss or illness,&#8221; Mandel says. &#8220;Although it will have a negative effect on your credit report, some creditors will view this as a demonstration of your willingness to pay your debts rather than to discharge them. In some cases, this may help you obtain new credit within a year or so.&#8221;</p>
<p>From a credit standpoint, Chapter 7 bankruptcy is the darkest mark you can have. While it absolves you of the debts you owe (except for child support, alimony or unpaid income taxes), it makes obtaining new loans or credit cards extremely unlikely for at least a year or two &#8211; and perhaps longer. </p>
<p>One common problem people emerging from bankruptcy face is the catastrophic long-term impact it has on their ability to be approved for new credit at a reasonable cost. Many creditors will not lend to you for one to two years. When you finally begin to qualify again, you will typically be categorized as &#8220;extra-high risk,&#8221; which often leads to lower credit limits and very high interest rates.</p>
<p>&#8220;The good news is that nothing credit-related is forever,&#8221; Mandel says. &#8220;The effect of a bankruptcy on your credit score can start to diminish the day your case is closed.&#8221;</p>
<p>Tips for Recovery From Bankruptcy </p>
<p>Plan your credit recovery. Take it slow and easy; don’t exceed what you can afford.<br />
If your credit report contains inaccuracies about debt that was discharged through your bankruptcy, contact the creditor or the credit bureaus to request a correction.<br />
If your problem was over-spending, create a written budget and stick to it.<br />
To re-establish a strong credit profile, you need a good history of payments from credit cards and installment debt such as loans for autos, education or a home.<br />
Consider a “secure” credit card. Such cards are usually backed by your savings account or money you place in escrow to cover 100 percent of your credit line in case you miss your payment.<br />
If you don&#8217;t have enough funds to survive a setback, get serious about saving for an emergency fund. In the current economy, you need at least 12 to 16 months.<br />
If your problem was related to medical bills, seek out an insurance solution.<br />
The rebuilding process requires you to use credit responsibly. Use only a small portion of your available credit line (30 percent or less) and make a full payment every month. </p>
